FREE · FAST VERDICT

Step 1 of 2 — your address and one tap on what you want to build. That is enough for a first verdict; sharpen it afterwards only if you want to.

Your address is looked up with the US Census geocoder and FEMA flood maps to find your jurisdiction. Nothing about you is stored unless you choose to store your brief after your verdict. Privacy

Sizes in the fast verdict are rule caps for your town. Tell us your lot size afterwards, in “Sharpen your verdict”, and we'll check what your lot can actually hold.

Fast verdict — preliminary

Your lot looks workable.

Confidence: preliminary — inferred from your address and answers, not yet confirmed by a site check or a municipal record pull. Nothing here is a permit approval or a guarantee.

View rules: The 2027 view re-reads every row under the rules that start Jan 1, 2027 — rows that change are badged.

Every type, answered — not just the one you picked

True cost — the planning band, the fees on record, and what the band leaves out

Not in the band — budget these separately; no honest source lets us put a number on them for your lot, so none is invented:

How long until someone can move in?

      Dates that change this decision

        What the permit record shows

        What would change this answer

Lay your quotes side by side

Print this sheet and write each contractor's figures in a column. Every row is something a comparable bid has to state; a blank in a quote is a question for that contractor, not a saving. The first column is your brief, filled from your answers.

Line every quote must stateYour briefQuote AQuote BQuote C

Check each contractor's licence number on the Contractors State License Board's public lookup (cslb.ca.gov) before you compare prices. Figures in your brief are the rule caps and planning estimates shown above, not bids.

        Sharpen your verdict

Each answer below re-reads your verdict on the spot, using the same rules engine. If an answer moves a type up or down a tier, the change is written out here — nothing changes silently.

Your verdict is above — it stays on this page either way, and you can print or save it below without sharing anything. Your answers above are already your quote brief: add only your name, how to reach you, and your OK, and the brief is ready for the matched roster. Nothing is promised as “received” until our system confirms it has stored your record — you'll see that confirmation here.

Your fast verdict is enough to start quotes. Answer a few more questions above and builders price a sharper brief — your call.

Roster status, plainly: our founding roster is enrolling and no contractors are signed yet. Early projects are first in line for matching when seats fill — you may then receive up to 2–3 comparable quotes and choose. No quotes are available today, and we will not pretend otherwise.

Market figures are estimates from the ADU Build Works demand audit, Nov 2026 — the feasible-lot count is a modelled estimate, and the permit pace is a floor range from reported Marin counts, not a promise about any single lot. Cost figures on this page are planning ranges (estimates, not bids); every guide on this site carries that town's real fees and rules, or it doesn't ship.

The money question — answered on page one

Guide sites bury cost in page four. We put it on the homepage, because a homeowner who can't see the money can't decide — and a visitor who can't decide never becomes a lead.

A sample plan — the kind you can actually read

No architectural jargon, no homework. This sample shows what a readable plan looks like: a layout in plain words, next to the verdict — what you can build, what it should cost, and what happens next. The free checker gives you the verdict half today, for your own lot. It does not draw a layout: that comes from the designer or builder you hire, and so do the technical permit drawings (the city's construction paperwork).

        Sample verdict — Mill Valley

What the verdict says, in plain language:

        What you can build
One detached 1-bedroom ADU — like the plan at left — in the back garden, with room to spare.
        Cost band
$300k – $500k planning range for a detached 1-bed in Marin, including permits. An estimate, not a bid.
        Timeline
Design, then permits, then build — in Mill Valley the median standalone ADU waited about 186 days from application to permit issued (12 permits, a small sample), and the median build took about 502 days from permit to completion (50 projects, state HCD records). Measured on different projects, so never added together.
        Watch-outs on this lot
None flagged — no hillside, septic or fire-zone complications in this sample.
        Next step
Get my quotes — with your OK, your brief goes to the matched roster for your territory (max 3 licensed contractors) and you may receive up to 2–3 comparable quotes to choose from. The founding roster is enrolling and no builders are listed yet, so today this step means: verdict in hand, first in line when seats fill. Whoever you choose handles the permit drawings — the city's technical paperwork — from there.

What you can build — in pictures

Real homes, real backyards. Priced on the photo.

Representative photos of the ADU types our guides price — each with its Marin planning range right on the picture, so the dreaming and the deciding happen together.

A classic detached backyard cottage ADU with a gabled roof, green lawn and stone path $300k – $500k · 1-bed, Marin

        Detached backyard cottage

The Marin classic: a standalone home in the garden — for parents, adult kids, or a tenant. One unit, or two under the new law.

A garage converted into a sunny home, with a glass front door and a big window where the garage door used to be $120k – $220k

        Garage conversion

The garage door comes out, a front door and real windows go in — and the space you already have becomes a home. The fastest, cheapest route to an ADU.

A warm apartment built above a two-car garage, with wooden garage doors below and trees all around $250k – $400k

        Above-garage unit

The garage stays — the home goes on top. A smart answer for smaller lots: a full apartment upstairs, parking kept below.

Inside a finished ADU: a bright, cozy open-plan living space with kitchen, sofa and bed in warm natural light JADU $80k – $180k

And inside — warm, not cramped

What conversions and cottages feel like from the sofa: a real kitchen, room for a bed and a couch, and light all day. This is the part that surprises people — in a good way.

A modern cedar-clad prefab ADU with a wide deck and sliding glass doors in a leafy garden $250k – $450k

        Also: modern & prefab ADUs

Factory-built or contemporary designs that land faster on flatter lots — and for anyone who wants the build measured in weeks on site, not months.

Planning ranges are estimates, not bids — a builder's site visit produces the exact number. Town-specific numbers live on the cost pages: start with the Marin cost guide.

        Coverage

Marin is the heart. San Francisco is live.

Coverage follows the money, not the map. Marin stays the foundation; San Francisco's first five guides are live now, ahead of the January 1, 2027 opening; Napa and the northern arc follow in the next waves.

        Coming in the next waves

        • Marin depth first: Novato and the can-I-build hub lead the first wave after launch; the remaining Marin town guides follow at 3–4 pages a week, each with verified town substance.
        • Napa early: wealthier parcels, bigger tickets, softer guide competition — Napa cost coverage starts as soon as its fees are sourced, because the checker never quotes a town it can't price honestly.
        • North arc next: Petaluma → Santa Rosa → Healdsburg / Windsor / Sebastopol, where the checker already takes "not listed" checks and flags them for manual jurisdiction confirmation.
        • San Francisco, honestly framed: SF lots are screened through the SF branch of the checker — SF programmes, SF questions, no Marin numbers dressed as San Francisco's.

        Questions, answered

        Before you check your lot

Can I build an ADU on my lot at all?

For most Marin single-family lots, yes — California law guarantees at least one ADU (including an 800 sq ft state-exempt unit) on a single-family lot, and many lots fit more. What decides your answer is your town's rules, your lot's flags (hillside, septic, fire zone, HOA) and the type you want. That's exactly what the checker screens, in about 60 seconds.

Which type fits — detached, garage conversion, above-garage, or JADU?

Cost and speed run garage conversion → JADU → above-garage → detached; privacy and rental value usually run the other way. The cost guide lays the types side by side, and your verdict recommends a starting type for your lot and budget.

I'm in a townhouse or condo — does my HOA block me?

It can. For townhouses and condos the CC&Rs sit alongside the town's rules, and some communities restrict or effectively block ADUs. The checker branches on your answer and your plan starts with an HOA/CC&R check — before any design money is spent.

I'm in unincorporated Marin — do I get the fee waiver?

Likely yes, if you start in time: the county waives up to $2,500 per ADU and $1,500 per JADU (more for deed-restricted units) through December 31, 2026. The fee-waiver guide has the tiers, the conditions and the application steps. Inside incorporated towns, your town's own fees apply instead.

What happens after the verdict — who sees my details?

Your plan comes to you on the channel you picked. Your record is stored only when our system confirms it (you'll see that confirmation on screen — never a fake "received"). If you tick the quotes box, your brief is offered to the matched roster for your territory — at most 3 licensed contractors, and only roster contractors ever see leads — so you may receive up to 2–3 comparable quotes and choose. The founding roster is enrolling and no builders are listed yet, so a stored brief today is first in line for matching when seats fill; nothing is shared with any contractor before seats fill and contractors are named. Full model: How it works.

Your lot might be worth a second home.

One address is all it takes to find out what fits, what it costs, and who can build it. The checker is the whole site in one form — everything else just brings you to it.
